Brooklyn’s Fourth Avenue is getting yet another new rental building: Say hello to No. 223, located between Union and President streets, which recently began leasing. The development has just 63 apartments, a mix of studios, one-, and two-bedrooms that will average around 900 square feet. Daniel Goldner Architects designed the 13-story building, which is clad in red brick at street level to echo the existing architecture of the neighborhood, and yellow brick further up—it resembles the material used on the revamped Lyceum, in fact. MNS is handling leasing for the building, with rents beginning at $2,315/month (net effective) for a studio, and rising from there.

Situated near the Union Street MTA station, above Starbucks and next door to Blink fitness, this modern, 13-story building adds 63 meticulously designed rental units, from studios to two bedrooms, to this vibrant neighborhood.

Daniel Goldner Architects, an award-winning firm based in Chelsea, New York, envisioned this truly unique property, one that celebrates the existing red brick architecture in the neighborhood by incorporating the material into a contemporary context. This same consideration to detail is further demonstrated within the property.

Brooklyn’s Fourth Avenue is getting yet another new rental building: Say hello to No. 223, located between Union and President streets, which begins leasing this weekend.

Greystone Development, which is behind the project, has been working to bring a rental to the site since 2015, and until recently, also owned the Brooklyn Lyceum next door. The firm used air rights from the Lyceum to build bigger, but ultimately sold the landmarked building earlier this year for around $10 million.

Long Island City is changing at a rapid clip—so fast, in fact, that a 2017 study found that the once-industrial neighborhood has given rise to more new apartments since 2010 than any other neighborhood in the country. The exact number of incoming apartments is a little hard to pin down, and always changing, but with an eye to the neighborhood’s skyline, it’s impossible to deny that Long Island City is on fire.

Developed by New York-based Greystone Development and Alta Developers, the project is comprised of one- and two-bedroom units that feature open floor plans, quartz countertops, stainless steel appliances, and walk-in closets.
